A standard home and roof inspection for a home of under 2500 sq ft can take from 3 to 5 hours. Everything depends on the condition of the home and our findings.
Yes, we encourage our clients to attend the inspection so they can see firsthand any issues or concerns the inspector may uncover. This can also be a great opportunity to ask any questions you may have about the property.
To respect everyone's time we ask that questions be held for the end of the inspection during the walkthrough.
We will look at the physical condition of the pool such as the structure and materials, decking, equipment pad (pump, filter, and heater (if there is one), and other features such as diving boards and slides.
The inspector will be looking for cracks in the plaster, tile, rip in the vinyl liner (if applicable), missing coping, and deterioration in the decking. Deterioration is expected, but the inspector will be looking for uneven spots on the pool deck or missing grout in stones in a waterfall (if applicable).
The inspector will check the interior finish in the inside of the pool for cracks that are bigger than a hairline. Additionally, checking for any structural issues will happen as well. Furthermore, the inspector will look to see if the pool needs resurfacing, and if it does, he will make a note of this.
Other things a pool inspector will check are that the electrical wires are away from the pool, and everything is bonded. Also, the inspector will look to make sure that the walkways to and from the pool are safe as well. Here is a link to the California rules and regulations.

The Inspector will gather the (visible) Make and model numbers of major appliances during the inspection and add to the RecallChek system. The details are then checked for active recalls with the CPSC.

Coverage:
During the agreement term, only the directly affected portions of the following components are covered against failure due to normal wear and tear:
1. “Water Line”. The water line is the single lateral water service line from the point of the water utility’s connection to the point of the water meter or main shut offline inside the home. The water line is also the surface level of the yard.
2. “Sewer Line”. The sewer line is the single lateral sewer service line from the point of the home’s exterior wall to the point of connection to the sewer utility’s wastewater collection system or septic tank.
90 Day Mold Growth Coverage covers remediation of visible mold growth that may occur after the home inspection.
FREE Visible Mold Protection. This covers any new visible mold discovered in the living areas of the home

Coverage starts the day of the inspection and protects for 90 days or 22 days after closing, whichever is longer. (See Policy for Terms)
Coverage: During the agreement term, the following conditions are covered:1. New visible mold - During your home inspection and in your home inspection report, if there were no visible mold or moisture issues reported, this agreement covers the remediation (removal) of visible mold on surfaces permanently installed in the subject property.
Covered Repairs: This agreement covers only repairs as in aggregate. Only new visible mold growth that occurs after the date of the inspection is covered. This agreement does not cover repairs to components that need to be replaced but rather just covers their removal. Many surfaces can be treated and cleaned without such removal. This policy does not cover mold resulting from insurable events including but not limited to floods, rain/water intrusion, or any other peril. This is not a homeowner’s insurance policy.
5 Year Roof Leak Warranty Covers the repair of roof leaks for 5 years from the home inspection date.
FREE Roof Leak Protection. This will cover roof LEAK repairs for 5 Years regardless of the age of the roof. If it was not leaking the day of inspection, it’s covered.
($500 deductible per leak area that was not reported as deficient / $3,000 coverage) (See Policy for Term)
This service contract covers repairs for leaks only. Any defect noted in your home inspection or any consequential leak resulting from a defect noted in your inspection is not covered. If your inspector noted damage, leaks, improper installation, or worn materials, it is the responsibility of the homeowner to remedy these conditions. This is not a policy of insurance, and as such consequential damage from a leak is not covered. Damage from any peril (fire, flood, lightning, vandalism, etc.) is not covered by this policy and should be reported to your homeowner’s insurance company. Repairs necessary as the result of abuse, neglect, or lack of maintenance are not covered by this policy.
A deductible of $500 applies to each individual leak. At times, a single claim may cover multiple leaks; a deductible would apply for each leak. Should the actual cost of repair be less than $500, the homeowner shall pay the lower amount. Repairs completed under this policy, after the deductible has been satisfied, are guaranteed for the remainder of the term of this policy. Leak repairs shall be covered only when the cause of the leak is normal wear and tear or deterioration. The aggregate limit of this policy for the 5-year period is $3000.00. The homeowner is responsible for the cost of replacing roof coverings when needed. On any claim payment to the homeowner can be requested in lieu of payment to a service provider, which may be a prudent choice especially when a roof replacement is being considered.

Commerical Inspections do not have warranties at this time. We do however offer all of our commercial buyers a pre-buying power and informational checklist with a list of items which may benefit you to request from the seller, owner and/or manager of the property. These items may help you in the negotiating process and are for your records.
